Our Proven Process includes four clear phases: Sales, Pre-Construction, Construction, and Warranty. Each phase is designed to guide homeowners with clarity, communication, and confidence from first conversation to long after move-in.
Highland builds in the Treasure Valley of Idaho. We are headquartered in Eagle, Idaho, and are currently building in communities in Eagle, Star, Middleton, Meridian, and Kuna. Visit our ‘Communities’ section to learn more about current neighborhoods and lot availability.
Yes, we often build on lots that our clients own depending on the location and buildable status of the lot.
HIGHLAND’S PROVEN PROCESS
Highland’s Proven Process moves through the following stages:
- 1. Sales (1–2 months) – Choose your lot, select your floorplan, finalize pricing, and establish financing.
- 2. Pre-Construction (1–2 months) – Work with our designer to finalize selections and upgrades; we obtain building permits and schedule trades.
- 3. Construction (7–9 months) – Your home is built with oversight from your Project Manager, scheduled inspections, and homeowner visits.
- 4. Warranty (12 months) – After move-in, our Warranty Specialist manages your full 12-month service period.
In the Sales phase (typically 1–2 months):
- You review your wish list, location preferences, and budget.
- You choose and reserve your lot.
- Your floorplan and available structural options are finalized.
- We prepare a fixed-cost price estimate.
- Financing is established.
- The purchase contract is executed.
During this 1–2 month period:
- You meet with our in-house designer to select finishes and upgrades.
- Exterior elevations and landscaping are submitted for approval by the Architectural Control Committee (ACC).
- Building permits and any other required permits are obtained.
- Materials are ordered and trades are scheduled.
During the 7–9 month Construction phase:
- Your Project Manager oversees all aspects of construction.
- Trades, suppliers, and schedules are managed.
- Inspections are performed by our team and governing agencies.
- You receive regular updates through Buildertrend.
- Scheduled homeowner visits are arranged.
After closing, you enter a full 12-month warranty period, which includes:
- A final walkthrough and homeowner orientation at closing.
- A dedicated Warranty Specialist managing your service requests.
- Access to our online warranty portal for convenience.
The full journey, from lot selection to the end of the warranty period, spans roughly 24 months, with 7-9 months for build time depending on home size, selections, permitting, and season.
Yes. Highland Homes does build homes on owner-provided lots.
DESIGN & STANDARD INCLUDED FEATURES
Yes. During Pre-Construction, you’ll meet with our award-winning designer to select from curated finishes and fixtures from the convenience of our beautiful in-house Design Center. You’ll also discuss any upgrades you choose to make.
Many structural options can be adjusted early in the Sales phase. Once Pre-Construction begins, structural modifications typically close.
Yes! SubZero and Wolf appliances are provided standard with every Highland Home.
Upgrades are discussed with our designer during the Pre-Construction phase and are typically paid for prior to construction beginning. This will be discussed during the Sales period so there are no surprises.
PRICING & CONTRACTS
Your floorplan, options, and lot selection are determined during the Sales phase, and a fixed-cost price is finalized before contract execution.
Yes. Buyers may personalize a pre-sold build or purchase one of our curated spec homes already completed or under construction.
REALTORS & REPRESENTATION
Absolutely. We value Realtor partnerships and offer competitive commissions and early-access opportunities.
It’s best to be accompanied by your Realtor. If that isn’t the case, just inform us as soon as possible that you are represented.
Yes, we often offer Realtor incentives. Incentives vary by inventory and community and are shared through our Realtor email list.
No, this is entirely up to you. About ½ of our clients are represented by Realtors. Either way we offer the same level of care, attention, and service to elevate your home-building experience.
WARRANTY & QUALITY
We provide a one-year workmanship warranty managed by our internal Warranty Specialist plus applicable manufacturer warranties. A copy of our Warranty Manual is available from Sales and is also provided prior to the Warranty Period beginning.
Warranty coverage begins at closing, following your Certificate of Occupancy and homeowner orientation.
MOVE-IN & HOMEOWNERSHIP
- Inspections are complete
- Certificate of Occupancy is issued
- A final walkthrough is conducted and all the systems and features of the home are explained
- A binder is provided with all of the home’s warranty documentation and system instructions
- You'll be introduced to our Warranty Manager
- You receive keys and begin your 12-month warranty period
LIFESTYLE & AMENITIES
Many homesites and floorplans allow for these additions depending on CCRs and lot size. Your sales person will be happy to help determine feasibility.
